We drive genuine value from the assets we create, usually over a 3-5 year timeframe, investing alongside our investor-partners with the primary aim of generating outsize returns given the risk position taken

We are opportunistic investors with a sector-agnostic approach to special situations that arise at different points within the cycles of the wider real estate market.  With a long track record and many years of investment experience across multiple sectors, we are able to apply our expertise to selecting appropriate strategies for a point in time in the investment cycle, based around detailed macro- and micro-economic analysis of each opportunity.

We typically co-invest proprietary equity alongside institutional or private investor-partners, into value-add/ opportunistic return level transactions where we see an exit within a five year timeframe.

We are able to structure corporate/share or asset purchases as appropriate to any particular situation.  Of note, we have historically been able to structure transactions to involve the ‘rescue’ of investors in a project that has failed, retaining those investors in the project at our point of acquisition, and generating returns for them on the successful delivery of the strategy in due course.

Transaction exit values must exceed £20m.

Value-addition arises from advancing an asset or site from its state on acquisition, to a more advanced stage in its evolution, be this through planning uplift, physical development, refurbishment/ repositioning or portfolio aggregation.

The Blacklight senior team, unusually for a real estate investor/ developer, is highly experienced in the complex areas of financial structuring and can demonstrate in its track record the creation and management of successful turnaround strategies across multiple real estate sectors, including at FTSE 100 corporate board level.

Having both equity capital and the relevant in-house expertise, we are ideally placed to structure and deliver market-beating returns to our investor-partners, including via ‘rescue’ packages for existing investors in failing projects.

We always consider our exit strategy ahead of committing to an investment in the first place.  Investments are structured with a category of end-buyer in mind, such that when the time comes to exit, the asset/ corporate entity being sold and its data room are in a form suitable for its target market.
